Villas
We focus on attracting families and groups looking for space and privacy — with longer average stays and premium seasonal pricing. Private pool properties in Protaras and Paralimni perform especially well.
Apartments
We focus on consistent occupancy throughout the season, targeting couples, solo travellers and smaller groups. A well-managed apartment in Ayia Napa or central Protaras can perform exceptionally well across a full season.

We work with a small number of property owners who want a professional, communicative management partner. Our owners are typically based in the UK or Europe, own one or two properties in Cyprus, and want to generate consistent rental income without being operationally involved.

Too Coool Vacation is run by two women — one Cypriot, one German — who between them understand this market from both sides. We know Cyprus's east coast the way locals do: the right people, the right seasons, the reality behind the postcard.
And we understand exactly what international owners expect, because we come from that world. With years of global tourism experience and deep roots on the island, we bring two things most management companies can only fake: genuine local knowledge, and the professional standards that owners from the UK, Germany, Scandinavia and beyond expect as a matter of course.
