Holiday rental management in Larnaca

Larnaca is the one part of our service area that is not a summer town. An apartment here can earn in February — which changes how it should be managed.

A year-round market, if you treat it like one

Protaras and Ayia Napa run on a five-month season. Larnaca does not. The airport is on the doorstep, the city works all year, and the winter brings a different kind of guest: people escaping northern European weather for a month, contractors and business travellers, relocating families waiting on a long-term lease, and cruise and transit passengers wanting one night near the terminal.

Managed as a beach let, a Larnaca apartment sits empty from November. Managed properly, the same apartment takes 28-night winter bookings at a rate that would look low per night and adds up to more than three summer weeks.

What actually sells in Larnaca

Proximity, stated precisely

Minutes to the airport, minutes to Finikoudes, minutes to the hospital. Larnaca guests book on logistics far more than on decor, and they book late. A listing that answers the practical questions in the first two lines converts better than one that opens with lifestyle copy.

The winter stay

Long winter bookings need things summer guests never ask for: proper heating, a workable desk, fast internet, a washing machine that is not in a cupboard outside. These are cheap to fix and they move a property from six months of income to eleven.

Late bookings

Larnaca fills closer to the date than the resort towns. Pricing that drops sensibly inside the last ten days captures bookings that a fixed rate simply loses.

Straight answer on our portfolio: we do not currently manage a property in Larnaca. Our six are in Protaras and Kapparis. Larnaca is in our service area and we are open to properties here — but we are not going to claim local references we do not have.

Frequently asked questions

Do you manage properties in Larnaca?

Not currently. Our six managed properties are in Protaras and Kapparis. Larnaca is within our service area and we are taking on properties there.

Is Larnaca really a winter market?

More than the resort towns, yes. The airport, the city economy and long-stay winter visitors keep demand alive when Protaras is closed. It is a different rate and a different guest, not a summer rate in January.

Should I do short-term or a long-term lease?

Sometimes a long lease genuinely wins, and we will tell you when we think it does. The free assessment compares both rather than assuming short-term is the answer.

What does it cost?

Commission on actual bookings only, agreed individually. No fixed or upfront fees.
