The conflict most owners in Protaras never notice
A lot of rental management in Protaras is offered by the same company that built and sold you the unit. That sounds convenient until you look at the incentives. The developer manages your apartment alongside forty others — including the ones they still own. When a booking comes in for the week of 14 August, someone decides which unit gets it. That someone is not you.
Too Coool has no development arm, no sales desk and no inventory of its own. We are a women-owned management company founded by a Cypriot and a German, working on commission only. If your property does not earn, neither do we. That is the whole alignment, and it is why we keep the portfolio small enough to actually manage.
What Protaras specifically demands
Protaras runs on families. Fig Tree Bay and the string of small sandy coves north of it pull a repeat, school-holiday-driven audience — British, German, Scandinavian, Israeli — with a long shoulder season either side of the July–August peak. That shapes everything: minimum stays, cot and high-chair availability, how far the walk to sand really is, whether the pool is heated in April.
It also means the mistakes are specific. Pricing a 2-bedroom apartment flat across the whole season leaves money on the table in August and empty weeks in May. Listing a property as “close to Fig Tree Bay” when it is a twenty-minute uphill walk produces exactly the reviews you do not want. We price dynamically, we describe the walk honestly, and we photograph the property as it actually is.

On licensing: short-term holiday rentals in Cyprus must be registered with the Deputy Ministry of Tourism and display an AMM registration number. We help owners through the application. We do not give tax or legal advice — for that you want your own accountant or lawyer, and we are happy to work alongside them.

Frequently asked questions
What does Too Coool charge?
Commission only — a share of actual bookings. No fixed monthly fee, no upfront setup cost, no retainer. The exact percentage depends on the property and the level of service, and we discuss it individually rather than publishing a number that would not fit your case.
Do I lose control of my property?
No. You keep ownership and you keep your own use of it. Owners commonly block out weeks for themselves; we plan the calendar around that.
Do you manage properties you do not own or sell?
We do not own, build or sell property at all. Management is the entire business.
How many properties do you manage?
Six at the moment, in Protaras and Kapparis. Deliberately small — it is what lets us inspect after every checkout and answer guests ourselves.
What if my property is not licensed yet?
That is common and not a problem. We walk you through the AMM registration with the Deputy Ministry of Tourism. Three of the properties we manage are registered and three are in progress.
