We manage one villa in Ayia Napa itself and two more a short drive up the coast. Elite Sea Breeze is in Ayia Napa, about ten minutes by car from Nissi Beach and five minutes from the strip. Azure Seaview and Milos Serenity are fifteen to twenty minutes away in Kapparis and Protaras: close enough for Nissi Beach in the morning and far enough for a quiet night.

What Ayia Napa is actually like
Ayia Napa has two reputations and both are earned. The strip around Nissi Avenue is one of the loudest places in the Mediterranean between June and September. Two kilometres away, Ayia Thekla and Makronissos are wide, calm, family beaches with almost nothing going on after ten at night. The medieval monastery in the middle of town is genuinely worth twenty minutes, and the harbour is where you catch boat trips rather than where you drink.
The beaches are the reason to come. Nissi Beach is the famous one — white sand, a shallow sandbar out to the islet, packed by eleven in August. Konnos Bay, on the road towards Protaras, is the prettiest: a horseshoe of pine-backed water inside the Cape Greco national park. Landa and Vathia Gonia are quieter alternatives within a few minutes’ drive.
Cape Greco sits between us and you
The headland separating Ayia Napa from Protaras is a national forest park, and it is the best half-day on this coast: sea caves you can swim into, the little white chapel of Agioi Anargyroi on the cliff, the natural rock bridge, and walking and cycling trails through juniper scrub. Staying in Protaras or Kapparis puts you on the other side of it — ten minutes to the trailheads, and Ayia Napa immediately beyond.
Staying outside Ayia Napa — the practical trade
- You will want a car. Hire is straightforward and parking is easy at all three villas. Without one you are dependent on taxis for the Ayia Napa evenings.
- Nights are quiet. This is the point. Families and couples who have tried both usually do not go back.
- Beaches are closer than you think. Azure Seaview is 200 metres from the water; you simply have a different beach than Nissi.
- Larnaca airport is about 45–55 minutes from the villas.
